When you are on the market to purchase a Miami Historic Home, take into account the landscaping, for it will be an important part of the preservation process through-out the remainder of your historic home ownership.  Historic homes could very well already have an exterior landscape design and/or protected trees as well as plants in place that must be respected and have special guidelines according to The Secretary of the Interior’s Standards.  

The standards are described as:

“Preservation standards require retention of the greatest amount of historic fabric, including the landscape’s historic form, features, and details as they have evolved over time. Rehabilitation standards acknowledge the need to alter or add to a cultural landscape to meet continuing or new uses while retaining the landscape’s historic character. Restoration standards allow for the depiction of a landscape at a particular time in its history by preserving materials from the period of significance and removing materials from other periods. Reconstruction standards establish a framework for re-creating a vanished or non-surviving landscape with new materials, primarily for interpretive purposes”.

The historic home purchase comes with many benefits and guidelines alike.  Just don’t forget about the exterior because it too needs to measure up to historic preservation.  Do your homework on the exterior just as much as the interior.  Hiring experienced and educated landscapers with the required knowledge will make a world of difference.
